During this inspection, extensive termite damage was uncovered in the basement structure. Wood joists and foundation sills were so deteriorated that a simple screwdriver probe went straight through with little to no resistance.

This level of damage is a strong indication of long-term activity and structural compromise. When wood loses its integrity like this, it can no longer properly support loads—creating serious safety concerns.

🪵 What this means:
• Hidden damage may extend beyond visible areas
• Structural components could be weakened
• Active or previous infestation likely

🔍 Termite damage often goes unnoticed until it becomes severe—this is why thorough inspections are critical.

This bathroom had multiple concerns, including a loose and shifting toilet, a non-GFCI outlet located next to the sink, and a bathroom fan that was not operational despite there being no window. The stand-up shower was also poorly installed, with improper tile work, incorrect pitch, and an off-center drain affecting proper drainage. This is why a thorough home inspection is so important.

These moisture stains and streaks were observed below several windows and are an obvious sign of moisture intrusion.

In this case, the home had older storm windows with large gaps at the exterior framing—large enough to fit a hand through. That means rain, wind-driven water, and cold air can freely enter behind the window assembly.

💧 What this can lead to:
• Ongoing moisture intrusion
• Hidden wall damage
• Wood rot at framing and sills
• Mold growth inside wall cavities
• Heat loss and higher energy bills

Windows should be properly flashed and enclosed from the exterior to insure a water tight assembly.

This is what happens when your garage doesn’t have gutters 😬💦 Water runs straight off the roof, rotting the fascia and soaking the siding. Small detail, big damage.

You may find GFCI (Ground Fault Circuit Interrupter) receptacles in bedrooms odd, but it does offer some level of protection and is technically allowed. Please note this is a 200 yr. old home I inspected. Without getting to much into code, it is basically a method of converting a two prong receptacle into a three prong receptacle, BUT a “no equipment ground” sticker must be placed on the box.

It is still best to upgrade the electrical wiring and ensure there is proper grounding. The main purpose of a grounded outlet is to prevent electric shock. Always best to contact a licensed electrician to go over options. I am sure the electricians can cut me up and go into much more detail 😂

A horizontal crack was identified in this property. This appears to be a result lf passive earth pressure and buildup of hydrostatic pressure against back foundation wall. Heaving and poor grading along the back wall promotes moisture buildup. Recommended to contact a structural engineer or contractor that specializes in corrective action.

Trees 🌲 should never be growing this close to any house; especially a tree of this size. This was observed next to a house with a slab foundation. As those tree roots continue to grow they will push against the foundation wall and can cause potential heaving in the interior. Overhanging branches can come down during storms damaging your roof/siding. Gutters can easily get clogged allowing water 💦 to overtop and hit the side of your house. Trees can attract rodents 🐿️ 🐀 and pests that can easily enter your home. Termites typically colonize in tree stumps. Ideally trees should be at a minimum of 10-15 feet away from your house. Lastly tree roots can compromise old sewer lines and clog them from draining out to the street main. It is extremely important to contact an arborist and/or qualified tree contractor to remove the tree.

Don’t be scared to get a little wet and go outside and audit your house during the rain ☔️ You would be surprised how many poorly laid downspouts or compromised gutters you find. As I always say keep the water out of the house and the house lives on forever! This is especially important as this is how water gets into your crawlspaces and basements.
