We're seeing a similar pattern here as in Johns Creek — sales activity has cooled slightly and homes are taking a bit longer to sell compared to this time last year. It's a sign the market is settling into a more balanced pace after a hot stretch.

Here's what happened in our local market last month:

💰 $884K average sales price
📈 98.7% of asking price — buyers are still paying close to full ask
⏱️ 31 days on market on average

Compared to June, we saw fewer homes sell and average prices ease back a bit — a normal seasonal shift as summer moves along. But buyers are still showing up ready to make competitive offers on the right homes.

One thing hasn't changed: homes that are presented well and priced correctly are still moving quickly. Those that aren't tend to sit longer — and that gap seems to be widening.
