I had the absolute honor of closing on a home for a referred client who is also VA - and the gratitude and excitement they had at the closing table was truly beyond words.
One thing I will never accept is hearing that a home “won’t qualify” simply because of the loan type. If you’re willing to put the work in, there is almost always a way. I’m blessed to work with incredible vendors who step up, do the work up front, and get paid at closing. A huge thank you to American Contractors Group for completing repairs before closing and trusting the process by getting paid at the closing table. That kind of partnership makes deals like this possible.
Because of this teamwork, we made this happen.
We negotiated $10,000 below asking, secured a 3-year home warranty, completed over $5,000 in repairs, and thanks to an amazing lender, Austyn was able to come to the closing table with zero cash to close - plus his rate was brought down a full percentage point, lowering his monthly payment significantly.
The joy, relief, and happiness at closing is exactly why I do what I do. I am always grateful to help. It’s always a client… until they become great friends.
