I know there’s been a lot of talk about interest rates going up, as they are this morning at 7.20% and I’ve had many clients ask me, “Should I just wait to buy?” “When will they come down?”
When rates go up, sometimes is the best time for Buyers to take action. If you’re buying, that can mean less competition, more homes to choose from and more room to negotiate on price, closing costs or even a rate buydown. A higher-rate environment can sometimes produce a better purchase price or stronger negotiating position, while the rate itself can potentially be refinanced later.
And Sellers, this doesn’t mean you shouldn’t sell either. Rising rates make affordability more important, so pricing and presentation matter more than ever. A well-priced home can stand out against competing inventory. Sellers may also consider strategic concessions, such as contributing toward a buyer’s closing costs or rate buydown, when the numbers make sense.
I always tell my clients: don’t make a real estate decision based on the interest rate alone. Look at the whole picture: the price, your payment, competition, your equity and what you’re trying to accomplish long term.
Markets change, and opportunities change with them. The key is knowing how to take advantage of the market we’re in.
