Mid-year price growth in the Tri-Cities housing market followed the sales growth pattern. It wasn’t limited to the major markets. Some smaller markets saw double-digit mid-year median price growth.
Erwin was the region’s breakout performed with a 45.9% growth rate of its median sales price.
Blountville (+17.94%), Gray (+17.39%), and Church Hill (+12.33%) all recorded strong appreciation.
While Johnson City is already among the region’s most expensive cities, saw an 11.4% price growth rate pushing its mid-year median price to $317,500.
As prices escalate and sales volume shifts outward, affordability concerns and consumer confidence will likely be the primary headwinds during the last half of the year.
Overall, 13 of the region’s submarkets saw median price growth during the first half of the year and seven markets saw less price growth from this time last year.
