Hi, I’m Julie Cantrell — a local agent who believes real estate is all about people, not just properties. I know buying or selling a home can feel overwhelming, and that’s why I’m here: to walk with you every step of the way and make the process feel a little easier, a little lighter, and a lot more personal. I’ve spent most of my life in the Tri-Cities area, and I truly love this community. I attended Sullivan South High School and Northeast State Community College, and I’ve worked with the public for many years in different roles around town. Those experiences taught me the importance of listening, showing up, and treating people like family — and that’s exactly how I approach real estate. I got my real estate license in 2020 — right as the world was beginning to shut down. It was a time full of uncertainty, and I had to dive in headfirst, learning everything I could about the industry in a short amount of time. It pushed me to think differently, find creative solutions, and adapt quickly — with grit, determination, and a whole lot of heart. All of which continue to shape the way I serve my clients today. In 2022, I completed the NETAR Leadership Class, which helped me grow not just as a Realtor®, but as someone committed to serving our community with even more knowledge and confidence. I’ve learned that you don’t always have to announce your support — sometimes the quiet, unseen moments of reaching out and helping someone are the most impactful of all. I feel like I’ve always been called to help people in need in whatever way I can, and real estate has become one of the ways I’m able to do that. My passion is helping people find more than just a house — I want you to find a place where life happens. A home where your kids grow up, your holidays are celebrated, and your memories are made. When I’m not working with clients, I love spending time with my incredible family (my biggest cheerleaders) or capturing life’s little moments through photography. A little Dolly wisdom for your Monday. 💕

“If you don’t like the road you’re walking, start paving another one.” — Dolly Parton

Sometimes we get so comfortable with the road we’re on that we forget we’re allowed to change directions.

A new path doesn’t mean the old one was a mistake. Maybe it taught you exactly what you needed to know to figure out where you want to go next.

Change can be scary, but it can also be the beginning of something pretty wonderful.

So if the road you’re on isn’t taking you where you want to go, maybe it’s time to start paving a new one. ❤️

💗 Happy 9 to 5 Day!

Unofficial/official:

Apparently the internet has decided that 9/25 should be “9 to 5 Day” in honor of Dolly Parton... and I have to admit, I’m completely on board with this one.

If there was ever a woman who knew something about working hard, dreaming big and doing it with a little sparkle along the way, it was Dolly.

And of course, you can’t hear “9 to 5” without thinking about that movie, that song, and Dolly, Jane Fonda and Lily Tomlin taking on the working world together.

So today seems like a pretty good excuse to celebrate all the women (and men!) out there working hard, building something of their own, taking care of their families and chasing their dreams.

As Dolly reminded us, sometimes you’ve just gotta keep pouring yourself a cup of ambition. 💕✨

🍂 Fall Home Maintenance Checklist

Fall is officially here, and while we’re enjoying the cooler mornings, changing leaves and everything that comes with the season, it’s also a great time to give your home a little attention before winter arrives.

A few simple things now can help prevent bigger problems later:

🏡 Clean gutters and downspouts
🍂 Check your roof and clear debris
🔥 Have the fireplace and chimney inspected
🌡️ Service your HVAC and change filters
🚪 Check doors and windows for drafts
🚰 Disconnect outdoor hoses before freezing temperatures arrive
🌳 Trim dead or damaged limbs
🧯 Test smoke and carbon monoxide detectors
💡 Check exterior lighting
🌱 Get landscaping and garden beds ready for cooler weather

You definitely don't have to tackle everything in one weekend. Pick a few things at a time and work your way through the list.

Owning a home isn't just about buying it. Taking care of it along the way helps protect one of your biggest investments. ❤️

🍂 Happy First Day of Fall!

There’s just something about fall in East Tennessee.

The cooler mornings, open windows, football on the weekends, mums showing up on porches, and that first little hint of color beginning to appear across the mountains.

Soon we'll be watching the leaves change, pulling out the sweaters, decorating the porch, visiting pumpkin patches and wondering how it gets dark so early. 😂

I love every season for different reasons, but fall has a way of making home feel just a little cozier.

And after a busy summer, I’m ready for slower evenings, crisp mornings and all the beautiful colors headed our way.

“The way I see it, if you want the rainbow, you gotta put up with the rain.” — Dolly Parton 🌈

Some days are sunshine, some days are storms, and most of life is probably a little bit of both.

We don’t always get to choose the difficult seasons, but sometimes the things we appreciate most come after we’ve made it through them.

It's race weekend at The Last Great Colosseum! Friday night brings the Food City 300, followed by the Bass Pro Shops Night Race Saturday at 7:30 PM.

🌾 Sorghum Festival & Breakfast | Johnson City
Saturday | 8 AM–4 PM
Head to Tipton-Haynes State Historic Site for a little old-fashioned East Tennessee. Watch sorghum cane being turned into molasses with a mule-powered mill, enjoy breakfast, bluegrass and folk music, historic buildings, local vendors and more.

🍂 Gray Fall Festival | Gray
Saturday | 10 AM–4 PM
Food trucks, craft vendors and a good excuse to start getting into the fall spirit at the Appalachian Fairgrounds.

🏈 ETSU Football | Johnson City
ETSU takes on West Georgia Saturday at noon.

🎶 Walnut Street Music Series | Johnson City
Saturday | 7–9 PM
If live music is more your speed, you can spend Saturday evening on Walnut Street.

Pre-Approval vs. Pre-Qualification: What’s the Difference?

If you’re thinking about buying a home, you’ve probably heard both of these terms. They sound similar, but they aren’t exactly the same.

🔑 Pre-Qualification
This is usually an early estimate of how much you may be able to borrow based on the financial information you provide to a lender. It can be a helpful starting point when you’re beginning to think about buying.

🏡 Pre-Approval
This typically takes things a step further. The lender reviews and verifies more of your financial information to determine how much they may be willing to lend, subject to final underwriting and property approval.

Why does it matter?

When you’re ready to seriously start looking at homes, a pre-approval can help you:

✓ Understand a realistic price range
✓ Make a stronger offer
✓ Avoid falling in love with a home outside your budget
✓ Be better prepared when the right home comes along

One of the best things you can do before we start house hunting is get your financing lined up.

“Find out who you are and do it on purpose.” — Dolly Parton

There’s something I love about that reminder. We spend so much of life trying to figure out who we’re supposed to be, what other people expect from us, or whether we’re doing things the “right” way.

But there’s a lot of freedom in simply knowing who you are and being comfortable with it.

Be kind. Be a little different. Laugh at yourself. Love your people. Do what makes you happy. And most importantly, be unapologetically YOU.

I think the world could use a little more of that Dolly wisdom. ❤️

Happy Grandparents Day

There’s something special about the love of a grandparent.

They’re often the keepers of our family stories, the ones who teach us traditions without even realizing it, and the people behind so many of those little childhood memories that stay with us long after we’ve grown.

Maybe it was time spent in their kitchen, working beside them in the garden, sitting on their porch, hearing the same stories for the hundredth time, or simply knowing there was always a place where you were loved and welcome.

As we get older, I think we realize just how precious those ordinary moments really were.

Today is a good day to celebrate the grandparents still here to hug and call, and to remember with love the ones we wish we could have just one more day with. ❤️

Today we remember.

We remember the lives lost, the families whose lives were forever changed, the first responders who ran toward danger, and the countless acts of courage that happened that day.

September 11, 2001 is one of those days many of us can still remember so clearly. Where we were. What we were doing. The disbelief of watching everything unfold.

Years later, I had the opportunity to visit Ground Zero in New York. I don't think I was prepared for how it would feel to actually stand there.

So many years had passed, yet there was still such a heaviness surrounding that place that it almost felt as though it had just happened. It's difficult to put that feeling into words. Seeing the names and standing where so many lives were changed forever made everything we had watched on television years before feel very real again.

Alan Jackson later put into words what so many of us were feeling with “Where Were You (When the World Stopped Turning).” Even after all these years, hearing that song can take you right back to that day and the emotions we all felt.

But there's something else about September 11 that I will always remember.

What happened afterward.

For a while, we weren't divided by our differences. Neighbors helped neighbors. Strangers cared about strangers. American flags hung from porches everywhere, and people simply seemed to care a little more about one another.

25 years later, may we never forget those who lost their lives, those who ran toward danger to help, and the families who have carried that loss with them all these years.

And maybe we can also remember a little more of the kindness, compassion and unity we showed one another afterward.

There are some days that change history, and some moments that stay with us for a lifetime.

September 11 is both.

We will never forget. 🇺🇸
