Thinking about buying a home but something keeps holding you back? You’re not the only one. 👇
The reasons I hear most are high interest rates, not having 20% saved, and waiting for the “right” time. They all make sense, but none of them has to be the thing that stops you.
If rates are the concern, ask about buying down your rate with discount points. You pay an upfront cost at closing in exchange for a lower interest rate, which can lower your monthly payment for the life of the loan. Depending on the market, you may even be able to negotiate for the seller to contribute toward those costs.
If it’s the down payment, 20% isn’t the only option. Many loan programs allow for less, and a lender can walk you through which ones fit your situation.
And if you’re waiting for the perfect moment, the truth is no one can predict exactly where rates or prices are headed. The right time is when the numbers work for your life.
That’s why your first step shouldn’t be a showing. It should be a conversation with a local lender. A pre-approval tells you what you can comfortably afford, which options make sense for you, and puts you in a position to write an offer when the right house comes along instead of scrambling while someone else gets there first.
If any of these have you sitting on the fence about buying in Binghamton or the surrounding areas, send me a message. I’m happy to connect you with a local lender I trust and help you map out what buying could realistically look like for you.
