One thing many people have a hard time is closing costs..

You start the home buying process, get pre-approved, find an agent that knows what their doing and go look at house after house.

You find it!! You see the perfect home that you've fallen in love with and after putting in an offer, maybe a bit of back and fourth so you get it for the best price you can you finally get to closing!

Then closing costs are due and many first time home buyers are nervous they'll be left without any funds to furnish or fill their new home because closing costs can get expensive πŸ˜’.. so what are they for really? What value do they bring?

Closing costs make up all the fees and expenses that come "closing" on a house. Things like the services and processes both transactional and legal such as title searches, appraisals, and other legal fees.

They're also put to use protecting the buyer with things like title insurance, claims on the property, or other potential legal issues that can come up when buying so peace of mind comes with the cost!

Things that can make closing costs easier for you though are things like negotiating it with the seller, when I bought my home I put an offer in lower than asking.. they counteroffered a touch lower that asking and I said I would do that if they would cover my closing costs, which they agreed to and the relief that came with that was amazing!

There are also down payment assistance programs, you can roll those costs into the loan as well (will take longer to build equity since the price went up from including those costs), and going into the home buying process with a clear understanding so you can plan and save up ahead of time are all things you can do to make the process easier!

Buying your first house is overwhelming and honestly.. scary.

I was terrified when I bought my first house, the idea of signing a binding agreement for the next 30 years, not knowing whether or not I'd get a loan or if I could afford the loan once I did get it made me beyond anxious.

Here are some tips and kind of the order that I did things to make it a little more digestible!

Knowing your finances and understanding your budget. Figure out what monthly payment you're comfortable with and tailor your loan around that!

Then getting pre-approved is the next step, I prefer to work with local lenders since they truly work harder to make the process easy for you, sometime larger lenders have to pass your docs through 5-10 people who don't know you, where you're at and what your priorities are so local was a lot better in my experience!

Write down a list of your needs and wants so that when you get preapproved you're not looking at 5k houses, you have a the price and the aspects you want in your home and that can really refine your search tremendously.

Finding a good agent is something most people don't take the time to do.. Often you see a home you like and you hit the quick link to "book a showing" and that's the real estate agent you're stuck with. Look around your area or online and find someone with knowledge and great reviews and they'll be able to show you any property you're interested in that's available!

Buying a home doesn't have to a bad process and taking the time to find people you want to work with can make a huge difference!

Working remote has changed the game when it comes to what you’re able to do…

It allows you more time with your family instead of the road, flexible working hours if something comes up and most of all the ability to move anywhere in the US and not have to restart at a new company!

When thinking about relocating it can be stressful, nerve racking and you might be full of anxiety.. I know first hand because growing up in Oregon I left everything behind when I made the move across the country to Tennessee. With my wife and I both working and taking care of our kids I didn’t think we’d ever afford to buy a house and if we did I couldn’t imagine it being something to brag about.. πŸ˜…

Choosing to risk it all and make such a big leap was terrifying BUT it was also freeing!

We chose to move to TN because it was so beautiful, no income tax, was as busy as Portland was and suddenly the money we did make stretched so much further! The houses that were in our range were incredible in comparison and the things I thought I’d miss most in Oregon were already here!

Risks are worth taking and sometimes the biggest risks can be the most rewarding! πŸ’›

There's always so many myths around Real Estate..

I remember when my wife and I started looking into buying our first home we were beyond stressed out, when you're working full time, paying rent, utilities making sure the whole family is fed and taken care of it's hard to end up with extra money at the end of each month to save towards a home.

When I heard about the FHA loan and it's stipulations the thing that made it sound impossible to us was the 20% down payment.. talk about sticker shock lol

We saved a tiny bit here and there and figured why don't we just talk to a lender and see exactly how much we would need to save for a home to fit our family and that's when we first heard about USDA loans. It applies to "rural property" and doesn't require any money down!

Even with it being "rural property" we found a home in a neighborhood that had 3 acres in the backyard and it was a dream come true!

To sum all this up there can be a lot of fear and myths about how difficult it is to buy a house but often times there's ways to make the process work for you and your family! πŸ‘¨πŸ»β€πŸ‘©πŸ»β€πŸ‘§πŸ»β€πŸ‘¦πŸ»
