If I had to list my home tomorrow, there are a few things I would do right away to position it for the strongest possible sale. 🏡
No fluff. Just the strategies that actually move the needle.
Here’s where I would start:
Study the market before choosing a price
Pricing isn’t about guessing or picking a number that “sounds good.” I would look closely at recent sales, current competition, and buyer demand to position the home where it attracts the most attention.
Focus heavily on the first online impression
Most buyers see a home online before they ever step inside. Professional photos, strong lighting, and thoughtful presentation can make a huge difference in how many people decide to schedule a showing.
Prepare the home before it hits the market
Small updates, decluttering, and simple staging help buyers picture themselves living in the space. Homes that feel move-in ready tend to create stronger interest.
Create strong early exposure
The first week on the market is often the most important. I would make sure the home is marketed in a way that reaches as many serious buyers as possible right away.
When these pieces come together, homes often see more showings, stronger offers, and better outcomes overall.
Sometimes the difference between a good sale and a great one comes down to the strategy used before the listing even goes live.
