I found a tiny stain on a front porch ceiling during a Clayton NC home inspection. Possibly remnants of an old insect nest or something else? Turns out, the roof above was heavily damaged from long-term water entry. The stain was from water that drips through from roof above.

Round two. Water entry in garage and crawl space noted during this one year builder warranty inspection. These defects were in my report when I did the inspection a year prior, but the builder did not correct the issues that are causing water entry.
