1. Determine Your Budget & Get Pre-Approved
What it means: Assess your finances to figure out how much home you can afford. This includes reviewing your income, debts, credit score, and savings for a down payment and closing costs.
Action: Contact a lender to get pre-approved for a mortgage. This gives you a realistic price range and makes you a more attractive buyer.
2. Hire a Real Estate Agent
What it means: A buyer’s agent helps you find homes, schedule showings, negotiate offers, and navigate the process.
Action: Research and interview agents, and choose someone familiar with your target area and price range.
3. Start House Hunting
What it means: Begin touring homes that fit your needs and budget.
Action: Use your agent’s listings, real estate websites, and local open houses to find potential homes. Evaluate neighborhood, condition, size, and features.
4. Make an Offer
What it means: When you find a home you like, your agent will help you submit a formal offer, including the price, contingencies (like inspection or financing), and timeline.
Action: Be prepared to negotiate with the seller on price or terms.
5. Schedule Inspection & Appraisal
What it means: After your offer is accepted, a home inspection checks for issues (e.g., plumbing, roof, foundation), and the lender orders an appraisal to verify the home’s value.
Action: Attend the inspection if possible and review the report carefully. You can renegotiate or back out if major problems are found.
6. Final Mortgage Approval & Underwriting
What it means: Your lender finalizes your loan by verifying your financial information (employment, debts, assets).
Action: Submit any additional documents requested and avoid major financial changes (like opening new credit lines).
7. Closing & Move In
What it means: Closing is the final step where you sign documents, pay closing costs, and get the keys to your new home.
Action: Review your Closing Disclosure beforehand, bring your ID and any required payments, and prepare for move-in day.
