Les voy a decir algo que probablemente a muchos no les va a gustar.

Todo el que dice que quiere comprar casa, muchas veces no quiere comprar casa. Porque querer es fácil. Lo difícil es cuando yo te digo: hay que mejorar tu crédito, hay que trabajar más horas, hay que pagar tus deudas, hay que gastar menos, hay que ahorrar.

Y mi gente, para muchos de ustedes ahí empiezan las excusas. Eso es lo que me frustra. Me dicen "Ulises, quiero comprar mi casa, quiero dejar de rentar". Perfecto. ¿Pero estás dispuesto a hacer el trabajo? Porque yo y mi equipo no lo podemos hacer por ti.

He visto muchos clientes que empezaron con poco dinero, mal crédito y deudas. Hicieron el trabajo. Unos meses, un año, dos años, el tiempo que fuera. Pero lo hicieron, y se les entregaron las llaves de su casa en la mano.

Así que si hoy no estás listo para comprar, no me importa. Me importa que estés listo para empezar.

Si tienes un condominio, o estás pensando en comprar uno, escúchame, porque esto es muy importante.

Cambió una regla que va a decidir cuánto vale tu propiedad.

Antes, si tenías buen crédito y buen enganche, el banco te prestaba y casi no revisaba los papeles de la asociación. Desde el tres de agosto se acabó. Ahora revisan todo: el presupuesto, las reservas, los seguros, las reparaciones pendientes.

¿Y si la asociación no tiene sus papeles en orden, o no tiene dinero guardado? El banco no presta. Y si el banco no presta, esa unidad solo se vende en efectivo. Y en efectivo siempre te pagan mucho menos.

Así que los condominios se van a partir en dos. Los que tienen la asociación bien manejada van a subir. Los que están mal administrados van a sufrir. Y eso no depende de ti. Depende de tus vecinos.

Si vas a comprar: pide los papeles de la asociación antes de firmar. Si ya tienes uno: ve a la próxima junta y pregunta cuánto tienen guardado. Es tu dinero.
