As summer draws to a close, we’re seeing a 1.2% uptick in new U.S. home listings—reaching the highest number in three months. At the same time, pending sales have dipped 1.3%, marking their lowest point since March. The median asking price edged down 0.1%, even though the median sale price is still up 1.8% year-over-year. These shifts reflect the ongoing impact of higher mortgage rates and broader economic uncertainty. U.S. Housing Market Rebalances Slowly
After decades in real estate—working with countless buyers, sellers, and investors—I’ve seen how shifts in the market can shape everyone’s experience. Right now, active inventory has edged up about 4% nationwide compared to last year, though that pace has tempered after five weeks of steady gains. For buyers, this slow and steady rebalancing means more options, but we’re not seeing a sudden surge in supply. Homes are averaging 61 days on the market—exactly where we were a year ago—which is typical as we move into the late third quarter, after a faster start earlier in 2026. New listings dipped by roughly 1% year-over-year, echoing 2025’s numbers and reflecting a market where affordability remains top-of-mind. Sellers are still weighing whether to list, and buyers are being thoughtful about their next step. The median listing price stands at $419,000 (down about 1% from last year), and price per square foot has softened to $222, the lowest since early Q1 2026. With inventory gains and higher mortgage rates, things are tilting a bit more in buyers’ favor, but overall, the pace is still measured rather than dramatic. I always keep a close watch on these trends so my clients can move forward with confidence, no matter which side of the table they’re on.

After more than three decades in real estate—working with everyone from first-time buyers to seasoned investors—I've seen how shifts in the market can quickly change your strategy. Over the four weeks ending August 23, we've seen new listings edge up by 0.4% and total homes for sale increase 0.5%, reaching levels we haven't seen since early Q2. However, pending home sales dipped by 1.1% to a six-month low, with high housing costs keeping many buyers on the sidelines—even as inventory improves nationwide. The median sale price is now over $400K, up 1.9% from last year, and mortgage rates are hovering near 7%, close to a 13-month high. What does all this mean if you're thinking of making a move?
