Been counting down the weeks until pumpkin spice season starts? Pumpkin spice lattes … pumpkin cheesecake … and best of all … pumpkins everywhere inside and outside your home!

Well, time to get excited! This is it! The first week of fall!

So whether it's 80 degrees or there's a chill in the air, go on and buy a couple, or a couple dozen pumpkins. While you're at it, throw on a flannel and grab a mug of something warm.

When it comes to home renovations, it's important to know which upgrades are worth your while.

Here are 4 high-ROI improvements that buyers (and you) will love:

1. Open up the floor plan. Knock down walls and create the spacious layout that's on many
buyers' wishlists.
2. Install hardwood floors or refinish your current ones. According to the National Association
of Realtors, refinishing hardwood floors will recoup 100% of the cost at resale, while new
