This was just 10 short years ago. We’ve come a long way in the last 10 years, but our original business model is still the same. We work for the buyer, and the buyer only! Informing home buyers of issues they are not aware of is what we are about. We do not concern ourselves with anything/anyone else besides helping the buyer understand fully what they are purchasing.

While this article is correct in most cases, we disagree with three of their suggestions.
1) A foggy window, while considered cosmetic will require replacement (unless you like looking through foggy windows) and could be considered an item a buyer may ask for the seller to repair. Also, you have to know (Hopefully from your Inspector) that while only one window may be foggy, the other windows are likely the same manufacture and potentially have the same issues down the road.
2) Termites, we would recommend the issue being resolved completely before purchasing, and also would recommend a full evaluation of the damage by a Pest Controller. Termites are not to be messed with. I'm very surprised they would put this on the list at all.
3) Fence repairs, if the repairs are minor, sure no big deal, however if the fence is to a point where the entire fence is not functional you will have a large expense in repairing or will have to spend time with removal.

Now, with all that said, what really matters is you. If the house is priced correctly and they have issues you are prepared to handle, then of course don't expect a seller to fix everything. Buy the house and get to work.
On the opposite side, if you are paying a premium price on a house and the expectations are high, then absolutely ask for the sellers to correct items you want corrected. Just know in doing so you have the potential to lose the house to someone else who thinks the house is priced accordingly to the repairs needed.
No matter which type of person you are and what kind of house you are looking for, wouldn't you want to know all of these things before purchasing? Hire a Home Inspector to have the most knowledge you can get going into the purchase.

Choose your battles wisely, or you could lose the home of your dreams.

This is one area we get a lot of pushback on when we report it as a deficiency. We often find temporary support posts (Jack posts) in basements being used as permanent supports. This is a good example of a temporary support post beginning to fail. The easiest way you can identify a permanent post from a temporary post is the factory sticker as long as it hasn't been removed.
