It cracks me up when I hear people say I’m a “deal killer.” 🤣
Realtor: “He really killed that deal.”
Me: “Uhhhh no I think the 1 inch cracks in the foundations, leaning piers without footings, floors with 3 inch drops in elevation, the termite damage, water damage, leaky plumbing, the k**b and tube wiring in that 100 year old crappy house is what killed your deal bub!” 🙄
To be clear, I don’t care one bit whether or not a house does or does not sell. It makes no difference to me whatsoever!!!
I look for any and every problem I can find, tell ya what I found and whether or not you wanna fix it is totally up to you.
The good news is that EVERYTHING can be fixed. The big question is, are you up to fixing whatever I find in the property I inspected for you?
Some people aren’t scared of much because they’re handy and between YouTube and AI can learn how to fix anything and others need an electrician to change a light because they wouldn’t know what a screwdriver looked like if you asked them. So a good house for one person may not be good for the next one.
My job isn’t to advise people one way or the other. It’s to give you the facts and my opinion about them and advise you to consult your realtor about whether or not you can handle it.
Whether or not the realtor can keep the deal together depends on either their negotiating skills or ability to manage client expectations. And there are definitely those clients who make mountains out of molehills.
I don’t envy realtors for having to thread that needle. I’m sure it sucks, that’s why I decided not to sell real estate shortly after I got licensed for it and started hearing all the war stories. They have a tough job.
But those realtors who just like to blame the inspector every time a deal falls through annoy me because they don’t understand that it’s also a tough job to be sufficiently thorough and also not be an alarmist. That’s also a tough needle to thread and I do my best to balance that every day.
