Let’s talk about this.
I’ve been digging into the appraisal changes coming in November, and I have to say… I actually think buyers and sellers may really like some of this.
Starting November 2, Fannie Mae and Freddie Mac are changing the way home appraisals are reported.
The short version?
Appraisals are going to include a lot more detailed information about the home.
And that can be a good thing.
If you’re buying a house, you’re making a huge decision. The more useful information you have about the home, the better.
If you’re selling, this gives us a better chance to make sure the full story of your home is actually being told.
Because you know things about your house that nobody else knows unless you tell us.
Maybe you replaced the roof.
Maybe you updated the HVAC.
Maybe you remodeled the kitchen.
Maybe you replaced the windows, added insulation, upgraded electrical, finished part of the basement, built a shop, added a deck, or spent a ridiculous amount of money fixing something nobody can even see. 😂
Start writing that stuff down.
Keep the receipts if you have them.
Save the dates.
Take pictures.
Those little details matter.
An appraiser still decides the value of the home. That part is not changing.
But I absolutely want to make sure they have the most accurate information possible about the property they’re looking at.
And a big shout-out to the appraisers, because this is a major change for them too. They’re going to be working with a much more detailed reporting system, and there’s going to be a learning curve for everybody involved.
That’s normal.
Real estate changes all the time.
My job is to keep up with those changes so my buyers and sellers don’t have to spend their evenings reading about appraisal rules on the internet.
If you’re thinking about selling later this year, now is actually a great time to start pulling together the details about your home that only you know.
And if you have no idea what should be on that list, that’s exactly what I’m here for.
You know your home.
I’ll help make sure the important details don’t get lost.
