One of the most exciting milestones in a value-add investment is the refinance process 🏢📈

This appraisal was completed as part of the cash-out refinance for our Lake Wales property.

When GDA Capital acquired this building, it was not fully occupied and was purchased well below its potential value. Since acquisition, the team has focused on strategic leasing, capital improvements, and operational enhancements to increase both cash flow and overall asset value.

As part of the refinance process, a third-party appraiser evaluates the property and determines its current market value. That valuation is then submitted to the lender and helps determine how much equity has been created through the improvements made to the asset.

This stage is particularly exciting because it demonstrates the power of value-add investing. By increasing occupancy, improving the property, and executing a clear business plan, we’re able to unlock value that wasn’t there when the building was acquired.

🏗️ Progress is happening at our Lake Wales property.

The last time we walked through this space, it was essentially an empty shell. No drywall, unfinished floors, and plenty of work ahead.

Today, we’re seeing real progress. ✅ Drywall is up. ✅ Concrete has been poured at the entrance. ✅ The roofing tenant is now moving into the next phase of their build-out, installing racking, organizing operations, and preparing the space for full functionality.

This is one of the most rewarding parts of commercial real estate. Watching a vacant space transform into a productive headquarters for a growing business while creating long-term value for the property.

Every improvement, every tenant, and every build-out is another step toward a stronger asset.
