This finished space has come a long way from where it started.

How can investors receive a return of capital without selling the asset? 🏢📈

One of the most powerful tools in commercial real estate is the ability to refinance after creating value.

At GDA Capital, the process starts with improving the property through leasing, operational improvements, and strategic ex*****on. Once the asset increases in value, the building goes through an appraisal process where a third-party appraiser determines the updated market value.

That valuation allows the bank to refinance the property and potentially lend against the increased equity that has been created. Through that refinance, investors can receive their original capital back along with a return on capital, all while the property continues producing long-term cash flow.

This is one of the ways value-add real estate creates wealth without needing to sell the asset.

Everyone starts somewhere. Before GDA Capital & Development, Gregg started as a realtor over 15 years ago, balancing real estate while still working another job and trying to figure out which path to fully commit to.

At a certain point, the decision had to be made
play it safe and sell a few houses a year
or go all in on real estate.

That decision changed everything.

With his mother working in the industry, real estate was always part of the conversation. Over time, that passion evolved from brokerage into ownership, investing, and building something bigger.

Then came the moment that shifted everything even further.

Don’t get us wrong, the result is amazing. Performing capex,acquisitions, site plans, submittals, all of it. The daily wins keep you moving.
