Florida Listing Prices Adjust Lower
Lately, we’ve seen Florida’s median listing price dip by about 4% year-over-year, settling at $410,000—and the same 4% decline is showing up in price per square foot, now at $249. This tells me that price adjustments aren’t limited to just one corner of the market; they’re happening across the board. The trend is also showing up in closed sales, especially in some of our larger cities, where final sale prices are reflecting these shifts.
If you’re following the condo market, you’ve probably noticed even more pronounced changes there—condos have experienced the sharpest pricing pressure compared to single-family homes. We’re also seeing more price cuts, withdrawn listings, and relistings at lower prices. For many sellers, it’s been a challenge to align with today’s buyer expectations.
My job is to help you navigate these changes with confidence, whether you’re thinking of selling, buying your first home, or making a big move. With experience guiding clients through all sorts of transitions, I truly believe that understanding the current landscape is key to feeling secure in your next step.
