PALM BEACH COUNTY WEEKLY REAL ESTATE UPDATE
Jupiter | Juno Beach | Palm Beach Gardens | North Palm Beach
The latest numbers are in, and there are several important changes taking place in our local real estate market that homeowners should be watching.
This is not a market where simply putting a home on the market guarantees a successful sale. Buyers are active—but they are informed, selective and negotiating. At the same time, the supply of available single-family homes in Palm Beach County has dropped considerably.
PALM BEACH COUNTY — JULY 2026
Single-Family Homes
$660,090 — Median Sale Price
+7.6% year over year
1,336 homes sold
+12.7% year over year
4,590 homes available for sale
−23.3% year over year
3.7 months of inventory
This places the single-family market in seller-favored territory.
And one number that really stands out:
Palm Beach County sales of $1 million and above increased 36.5% year over year.
That is significant for homeowners throughout Jupiter, Juno Beach, Palm Beach Gardens and North Palm Beach.
CASH CONTINUES TO MATTER
Approximately 47.7% of all Palm Beach County residential sales in July were cash purchases.
For single-family homes, approximately 41.2% were cash, while approximately 57.2% of condo sales were cash.
This is one reason our market can behave very differently from many other areas of the country.
JUPITER
As of the end of July:
Typical home value: approximately $700,734
For-sale inventory: approximately 668 homes
New listings during July: approximately 149
Typical time to pending: approximately 36 days
But here is the statistic Jupiter homeowners should pay attention to:
In the latest reported sales data, approximately 84% of sales closed below the asking price.
That tells us something very important.
Buyers are here, but correct pricing matters.
PALM BEACH GARDENS
Typical home value: approximately $693,873
Up 1.8% over the past year
For-sale inventory: approximately 731 homes
New July listings: approximately 157
Typical time to pending: approximately 50 days
Approximately 86% of the latest reported sales closed below asking price.
Palm Beach Gardens continues to attract buyers, but today's buyers are comparing every property carefully.
JUNO BEACH
Juno Beach remains one of our most desirable coastal markets.
Typical home value: approximately $826,906
Median asking price: approximately $1.12 million
July for-sale inventory: approximately 87 properties
The coastal market is extremely property-specific. Ocean proximity, view, building condition, reserves, renovations and location can create very large differences in value—even between two properties that appear similar on paper.
NORTH PALM BEACH
Typical home value: approximately $628,797
For-sale inventory: approximately 346 homes
New July listings: approximately 48
Typical time to pending: approximately 72 days
Approximately 87% of the latest reported sales closed below asking price.
Again, this tells us that buyers are willing to purchase—but they expect the property and price to make sense.
WHAT I AM WATCHING NOW
Mortgage rates remain part of the equation. The national average 30-year fixed mortgage was approximately 6.65% on August 20, but Palm Beach County's unusually high percentage of cash purchases helps insulate portions of our market from interest-rate pressure.
More importantly, single-family inventory in Palm Beach County has fallen sharply while transaction volume is increasing.
We are also getting closer to our South Florida season.
