South Florida Market

Active inventory declined 18% from one year ago; conditions shifted to a seller's market.

As of the end of July, active inventory was 17.7% lower than one year ago. Specifically, active inventory for single-family homes is down 21.8%, and inventory for condominiums and townhomes has decreased by 15.1% year-over-year.

As inventory tightens, sellers are less willing to offer discounts compared to one year ago. In the single-family home market, price discounts currently hover around 4% to 5%, while in the condominium and townhome market, discounts range from 6% to 8%.
