They admire the kitchen, compliment the staging, smile politely, and leave without checking the things that could cost them thousands later.
After 14+ years in real estate, I can tell you this: smart buyers inspect during the showing. The listing agent expects it — and the best buyers know exactly what to look for before they ever write an offer. 🏡
Here are a few things you should ALWAYS check during a showing:
✔️ Turn on faucets & flush toilets
Low water pressure can point to plumbing or water heater issues that aren’t cheap to fix.
✔️ Open and close windows
Stuck windows may signal old hardware, settling, or future replacement costs.
✔️ Look under sinks & inside cabinets
Water stains, warped wood, mold, or active leaks are major red flags buyers often miss.
✔️ Pay attention to smells
Heavy candles, plug-ins, or overpowering scents can sometimes mask smoke, pets, or moisture issues.
✔️ Check your cell service
Dead zones become very frustrating once you actually live there.
✔️ Peek at the electrical panel
Certain older panels can create insurance issues and costly replacement expenses.
✔️ Visit the neighborhood at night & on weekends
The vibe on a Tuesday afternoon may feel very different on a Friday night.
