Quick boogie up to float the Sacramento River and the Trinity, followed by 2 days wading for the April 1st opener on the fly fishing only section. Some of the best fishing I’ve seen in quite a while. Got to put my new 5 wt to the test. sent it to me for signing up as a lifetime member and the rod is so smooth. Used it to catch steelhead on dry flies.

Back to the grind until next week when I hit the Kern River with taking an intro to fly fishing class with my daughter. Can’t wait to show her what life is really about.

Now get outdoors and do cool s**t.

Appraiser’s value came in at $820k. He used comps from a different neighborhood. One is a corner lot. No tile roof. Just bad, bad, bad. As an investor, I would pay $820k for this house today. Like right now. Let’s go to escrow.

I pulled my own comps. Did my own analysis and explanation of value, and sent it to my lender. 20 minutes of “work” and one email.

This was last night around 11:30PM… While others are sleeping I’m still getting 💩 done.

Walked into the office this morning $340k “richer” all because I actually read the appraisal, discovered the issues, did my own research and presented the evidence.

Once again, you can’t make a 6 figure check on a 5 figure 🏠

Just crossed 2 years of owning this property. I bought it based on rents being around $1,400.

Now I think I can get minimum $1,800… maybe even $2k. Had I finished it earlier, I’d be stuck at those lower rents due to statewide rent control.
