🌴 California Specific:
In California, sellers are typically required to provide an NHD report during escrow so buyers are aware of any potential risks before closing.

An appraisal is a professional estimate of a home’s value completed by a licensed appraiser. Lenders require it to make sure the home is worth the amount being borrowed.

✨ Why does it matter?
Because if the home appraises lower than the purchase price, buyers may have to bring extra money to closing or renegotiate the price.
