UPDATE FOR MANAGERS RIDGE CALL TO ACTION

We are calling on the communities support and help for Managers Ridge Affordable Housing Project in Kahuku.

Please know that Managers Ridge submitted a “201H” application to DPP, which was specifically established to expedite the provision of affordable housing throughout the State, and is described as follows:

A public hearing will be held on August 26, 2021, at 9:00 am before the City Council Committee on Zoning and Planning.

FOLLOW these steps:

>> STEP 1 > 1) Persons may submit oral testimony remotely through the Webex video conferencing platform.
To participate, persons should visit
www.webex.com
• Click on “Join,” enter meeting number 146 554 1367, and
• Complete the registration process.
Registrants will receive an email containing links and information on joining the meeting via phone or video conference.

Webex testifiers are strongly encouraged to register at least 24 hours before the start of the meeting.

Remote Testimony will be taken at the start of the agenda and then closed.

Unfortunately, your responses were so strong during the short period of time the petition was posted the small group of opposition that exists found a way to silence your voices momentarily by convincing the original website to take it down on a technicality that has yet to be divulged.

In 1953 Junior Primacio started working for Kahuku Plantation Company, and in 1955 the plantation began its new journey and era of automating, which started to change the trajectory of the sugar mill workers' lives.

In 1970, a steering committee comprised of sugar mill works and union representatives was responsible for making recommendations for a general manager to the KHC (Kahuku Housing Committee) Board of Directors. Two former plantation employees were considered for the job, which was Mr. Hiroshi Togo (former office manager of Kahuku Plantation) and Junior Primacio (former ILWU Unit Chairman).
Members of the community ran a petition to advocate for Junior Primacio's election, and it was their support that got Junior the job.

When he became the General Manager, he pushed for work opportunities, a new water system, and our local fire and police station that we still have in the Kahuku community today.

According to Hawaii News Now on April 8th, 2021

Affordable housing developer Peter Savio is planning to break ground this summer on a $100 million workforce housing development in Kihei called Kihei Wailani Village, it will be made up of 81 homes ― both townhouses and single family homes. The two-, three-, or four-bedroom units will range in price from $329,000 to 638,000.

Peter Savio stated “We have to find a way back to creating a local market for local buyers,”

Built by locals for locals said by Spencer Colburn, son of the late Patsy Colburn and grandson of legacy staple leader of Kahuku Junior Primacio.

According to Star-Advertiser, on April 7th, 2021 they have stated that Oahu’s housing market had another breakout month in March with a record $950,000 single-family home median sale price and an eye-popping number of condominium sales.

The median price last month represented a 17% jump from $810,000 a year earlier and was the third record set in as many months, according to Honolulu Board of Realtors data released Tuesday.

“This lack of inventory is driving a very active and competitive market for prospective homebuyers on Oahu.” According to Shannon Heaven, president of the trade association.

The question is not: Can people afford to buy a home during a pandemic, but more of a need for affordable housing is clear. Would you agree?

What is Affordable Housing?

"Affordable housing" is a common term used to describe homes that are rented or sold at below-market rates, for which people typically must qualify based on the area median income (AMI). The Hawaii Housing Finance and Development Corporation (HHFDC) oversees all affordable Housing in Hawaii, including financing and developing affordable housing units. Affordable Housing allows eligible and qualified applicants to purchase at below-market prices. Purchase prices are income-based, and income limits will vary by project. Income limits are a percentage of Area Median Income (AMI). AMI is established by the U.S. Department of Housing and Urban Development.

What is the buying process?

There are "Affordable Housing" for sale on Oahu, primarily found in Honolulu's Kakaako and Ala Moana neighborhoods – and there are a few new developments in Kapolei and Ewa as well.
Affordable Housing is operated by the Hawaii Housing Finance and Development Corporation (HHFDC).

From December 2014 to June 2018, the state had built 5,300 new homes, including 2,000 affordable homes. According to the Hawaii Housing Finance & Development Corporation, 433 affordable units were under construction in June 2018, and 5,946 units were in the pipeline/pending phase, of which 5,235 were affordable.

The Manager's Ridge Affordable housing project in Kahuku is scheduled to break ground in Nov. 2021. The late Patsy Colburn of Kahuku sought to provide the opportunity for our families to continue to leave their LEGACY here in Kahuku. To learn more, register today here at bit.ly/Managersridge.
