🚗 How long is the drive to school from here at 7:30, not at 11am on Google Maps
🚦 What’s traffic really doing on that route
🏢 Once the kids are dropped off, what does your drive to work look like from there

Affordability is not just about the sticker price. Three things move the needle more than people realize.

Interest rates. A 1% swing on a $500K loan changes your monthly payment by hundreds of dollars. That is why timing and rate shopping matter as much as the price of the home.

Price versus local income. Maui prices have outpaced wages for years, which is exactly why buyers need a real strategy, not just a wish list.

Down payment and cash reserves. Putting more down lowers your payment and can help you skip PMI, but you also need enough left over for closing costs, moving, and the unexpected.
