Most people buy the house. We buy the numbers.

It sounds like a slogan until you watch someone lose money, and then it’s just an accurate description of what went wrong. They fell for a house. Everything after that was them working backwards to justify it.

There are only three numbers that decide whether a flip works:

1. What is it worth finished? Not what you hope. Not what the listing down the street is asking. What have comparable, genuinely similar homes actually sold for in the last few months. Asking prices are opinions; sold prices are facts.

2. What does it truly cost to get there? Not just the rehab. The money you spend to buy it, plus all the other holding costs that are necessary to finish the deal. Most beginners budget the rehab and get ambushed by the other numbers.

3. What’s actually left for you? Whatever’s left after 1 minus 2. If the answer isn’t enough to make the risk worth taking, it doesn’t matter how much you like the location.

Get those three right before you walk in, and the house stops being a decision — it’s just the thing the numbers happen to. That’s the difference between investing and shopping.
