🚨 OʻAHU FLOOD MAPS ARE CHANGING — HERE’S WHAT YOU NEED TO KNOW 🚨

Starting June 10, 2026, FEMA’s updated Flood Insurance Rate Maps will take effect across the City & County of Honolulu — and many Oʻahu properties will be impacted.

Nearly 100 miles of streams have been remapped, and about 3,492 parcels are being newly placed into a Special Flood Hazard Area (SFHA).

Here’s why this matters:

🏠 If a property enters a flood zone and has a federally backed loan (FHA, VA, USDA, or most conventional loans), flood insurance will now be required.

⏳ Timing is critical — FEMA flood policies typically take 30 days to become active, and waiting until after the June 10 change could delay coverage or create financing issues during escrow.

⚠️ If coverage isn’t secured, lenders may force-place flood insurance — which is often significantly more expensive than a standard NFIP policy.

💡 The good news:
FEMA offers a “Newly Mapped” discount that can reduce premiums in the first year — but only if policies are placed early.
