Everything you need to know about the O’ahu Real Estate Market in July 2026. 🏡
🏡 Single-family home sellers received a median of 100% of their original asking price in July, up from 99.4% a year ago, and 🔺33% of sales closed above the original asking price, up from 🔺26% in July 2025. 🏙️ Condo sellers received a median of 96.6% of their original asking price, compared to 96.3% a year ago, with 11% of 🏙️ condo sales closing above asking, up from 🔺8%.
Seller activity increased in July, with 🏡 single-family new listings up 3.0% year-over-year to 380, and 🏙️ condo new listings up 🔺9.3% to 707. Regionally, 🏡 single-family new listings grew most in the Leeward (42.9%) and Kailua (29.4%) regions, while Waipahu and Pearl City each saw new listings decline 🔻44% year-over-year.
