Hawaii Listings: 11.4% Below Purchase Price
Lately, I've noticed a significant trend across Hawaii: about 11% of active home listings statewide are now priced below what the sellers originally paid. This places us among just four states where more than 1 in 10 listings are being offered at a loss. The shift has been driven by a mix of softer demand, higher borrowing costs, and a greater number of homes on the market after the post-pandemic surge. For some homeowners—especially those who purchased near the peak—accepting a smaller return has meant they could move forward, reduce monthly carrying costs, or simply exit the market with less stress. Others are choosing to keep their listings active, hoping for a rebound in local conditions. As someone who works closely with buyers and sellers across Windward Oahu and beyond, I’m seeing firsthand how these changes are opening up more negotiating room for buyers. Right now, more sellers appear willing to adjust their expectations to make a move, rather than wait for things to shift. It’s a nuanced moment in our market, and understanding these dynamics is key to making informed decisions.
