Happy May! My latest housing market breakdown is finally ready.
A little behind-the-scenes insight on this month’s report…
As many of you know, I personally review the MLS and retrieve these numbers myself each month rather than relying on automated reports. While pulling the data this month, I noticed the reported price per square foot was showing over $1,000 per square foot — which immediately stood out as incorrect for our market.
After digging into it further and working with our local Board of Realtors, we were able to identify and correct an issue tied to a listing in the MLS.
I also typically wait until around the 6th of each month to prepare these reports so agents have time to input all of the previous month’s sales. Between that timing and getting the MLS issue corrected, this month’s report is coming out a little later than usual — but I’d rather be accurate than fast.
