This kind of work comes from a solid loan team; an LO who properly structures up front and communicates, a set-up team that gets it to underwriting quickly, a elite-level processor who works conditions, and finally our closer who will get us the final CD on time. This client needed a non-contingent transaction so that they had time to list and sell their other home and not lose out on a home they loved. We also closed a bridge loan for their funds to close in even less time. Great work us!

I used to tell people that I knew that manual underwriting existed, but I would rather jump in a vat of oil than try to do one. But then I saw that manual underwriting can help out a large portion of clients who:
- spent the last two years paying their bills on time, but still get a Refer finding
- suffered a bad divorce or identity theft
- have shorter credit history, or no credit history
- are responsible, hard working clients ready for homeownership but who don't quite fit regular guidelines

I figured out manual underwriting, and since January our team has closed 10 manual underwrites, and four of those had down payment assistance. These were all clients that needed extra skill, knowledge and diligence, or they would not have a house right now. I'm proud of the work we do!

My client was three points away from a manual FHA preapproval with a full down payment grant. I knew how to accurately advise her on her rescore, and a week later we got not three, but twenty more points on her score. We were able to preapprove her today and start her on her homeownership path!

Bank statement loans are a great option for self-employed clients who need more flexible options; in this case our client has only operated his very profitable business for 14 months! He had been denied in underwriting with two banks, and finally found us. We had very little time to get this done and save his contract, but we did it!
