PENDING in less than 24 hours! 🎉🏡

I'm so excited for my seller whose Allegan home went pending in under 24 hours!

But that was ONLY HALF the story...

The minute we had an accepted offer, the race was on to find her next home. The challenge? Finding a seller willing to accept a contingent offer in today's fast-paced market. Not exactly an easy task.

Sunday was a whirlwind as we toured 5 homes from Grand Rapids to Jenison, Paw Paw, and Portage looking for the right fit.

By Sunday night, we had found the one and submitted an offer.

And Monday evening...

Signed. Sealed. Delivered. ✍️🏠

One home pending. One home under contract.

A few negotiations later…

💥 $19,500 paid toward my buyer’s closing costs
💥 Another $10,000 off the purchase price

That’s $29,500 that stayed in my buyer’s pocket instead of going to the seller.

The thing about negotiations is that not every move makes sense when you’re looking at just one turn. Sometimes you’ve got to think three, four, or five moves ahead.

I may not own Boardwalk, but I do know when to buy, when to hold, and when to make my move. 😏
