Supply went up. Pricing got sharper. And almost nobody walked away.

108 new listings hit the Flathead this week — up 20. Buyers have more to look at than they did seven days ago. Price reductions climbed to 84, up 15, which tells you sellers are reading the room and adjusting before the market makes them.

But here’s the number nobody’s talking about: off-market listings dropped to 45, down 22. That’s the story. When supply rises and pricing softens, the textbook move is sellers pulling listings and waiting it out. That’s not happening here. They’re staying in and competing.
Demand backs it up — 50 closings, 67 under contract, up 5. The buyers are still here.

More inventory. Sharper pricing. Fewer sellers quitting. That’s not a stalling market. That’s a market recalibrating in real time.

In Kalispell, where you live depends on lifestyle. In Whitefish, it depends on price. Nine neighborhoods.
Nine very different versions of the Montana dream:
→ Downtown — walkable, STR-friendly
→ Iron Horse — private golf, trophy address
→ Whitefish Lakefront — most expensive residential real estate in the Flathead Valley
→ Big Mountain — ski-in, ski-out → Grouse Mountain — west encompassing the golf course area
→ Wisconsin Ave — area between downtown and the ski hill.
→ Whitefish Hills/Hills Villages —larger lots but convenient location
→ The Lakes — in-town with finger lakes through the neighborhood
→ Outside city limits — acreage and privacy

Three contracts. One closing.

House #1 didn’t appraise.
House #2 was too far from town for buyers who aren’t here year-round.

This one — central, stunning views, everything they needed — closed last week.

Buying in Northwest Montana isn’t always linear. Sometimes the right house is the third offer you write. My job is to stay in it until we get there.

Here’s your weekly market update for the week of May 25

New listings dropped to 88 — down 58 from last week. That’s not a small dip. When fresh inventory contracts this hard, it usually means one thing for buyers still circling: less to choose from, and soon.

Meanwhile, sold held flat at 49. Demand for the right-priced home didn’t go anywhere.

Price reductions cooled slightly (69, down 14). Pendings pulled back to 62. And back-on-market held steady at 19 — a quiet reminder that plenty of deals are still falling apart between contract and close.

The read: inventory is contracting faster than demand. The buyers waiting around for “more options this summer” might want to rethink that strategy.

If you haven’t ever rode your bike up the Going to Sun Road in Glacier National Park before they open it up to cars you need to add it to your bucket list!

My daughter made it all the way up past the weeping wall where they had the road closed for plowing. Total it was 28 miles! As she kept saying “I can do hard things.”

I love her grit and determination. How lucky are we that this is basically in our backyard. It truly is awe inspiring and on a sunny day it doesn’t even look real.

Now I’m going to sit down and relax….because my legs are tired!
