On a weekly basis I consistently average about 3 out of 8 inspections with moderate repair punch lists, some rather extensive. One of two options typically occur depending on the type repairs needed. The prospective buyer terminates, or they and their realtor start preparing to renegotiate. Either option can be painstakingly time consuming, unanticipated and easily avoidable with a pre-listing inspection.

Before a counteroffer can be submitted it almost always requires repair estimates from say an electrician, plumber, roofer, window company, general contractor, engineer, pharmacist or a psychiatrist. Maybe not the latter, but you get my point. Some would argue that by the time you’ve completed the process you could be seeking out the last two professionals too. If you have questions or need assistance, please call me. I'm here to alleviate, or at least diminish the needless pain!

I happened to drive by this relatively new commercial building a few weeks ago and the wet siding caught my eye so I decided to investigate further. There were obvious drainage issues all around the building as water was running down the siding, fascia boards and back in under the soffit. Chinking between the siding boards was poorly installed and already starting to fail with evidence of water beginning to pe*****te behind some of the siding.

All structures should be inspected periodically. Typical maintenance and repairs are normal, but more serious construction deficiencies or quality of workmanship issues may exist. It’s conceivable some of these deficiencies would and should have been identified/corrected prior to a builder’s warranty expiration period.

Are you having issues with breakers at your electrical panel tripping for no apparent reason? If the breakers are manufactured by Eaton, it’s possible they may be faulty. Eaton has a warranty replacement program in place for certain breakers but many aren’t aware of it, including every electrician I’ve personally talked to. I’ve assisted several home owners in acquiring new breakers for their panel FREE OF CHARGE. Unfortunately, I’ve also had a number of clients who paid electricians to replace the breakers, not knowing of the warranty replacement program.

A class action claims certain Eaton Corporation circuit breakers contain a defect that causes them to mistake harmless electrical arcs for hazardous ones and unnecessarily shut down power.

This is one of the nicest crawlspaces I’ve been in for quite some time. It’s been improved significantly since the home was originally built 20 years ago, but worthy of praise by whomever performed this thankless task. The v***r barrier is of very high quality and well installed. Dual humidistat exhaust systems were present to ensure humidity levels are controlled to prevent mold. Sump pump was installed to manage ground water, if needed. Owners even installed a dehumidifier for redundancy. It’s the perfect crawlspace in more ways than one. Then the question I'm asked is "why aren't they all like this?"
