Hawaiʻi's Missing Condo Renewal Law | Luxury • Residential • Resort • Relocation | Proudly serving Kona, Kohala Coast & Hawaiʻi Island. 25+ years Hawaii RE
As someone deeply connected to Hawaii Island real estate, I’ve seen firsthand how many of our beloved condo buildings from the 1960s and 1970s are reaching a critical crossroads. Owners are now facing the reality of aging plumbing, electrical, elevators, and roofs—all requiring major, often costly, replacements. For some, that means special assessments of $50,000, $100,000, or even more per unit. There’s also the added stress of wondering if your condo will be difficult to sell down the road.
Right now, Hawaii law only provides a court-ordered partition sale if owners want to terminate a condo—but there’s no real pathway for communities hoping to rebuild together. Plus, zoning hurdles make it tough: new buildings might have to be smaller, and that can complicate everything from owner buyouts to securing financing.
A statewide framework could make a big difference by pairing supermajority approval with clear valuations, disclosures, court reviews, and redevelopment incentives—giving owners a true renewal option. As President Elect of the West Hawaii Association of Realtors, I believe it’s time we open up this conversation so our communities can plan for the future with confidence and care.
