How’s the real estate market in Kanab?
“Strange” is usually the answer.

Inventory is high — but prices have been slow to adjust. So far in 2026, just 7 single-family homes and 3 manufactured homes have closed. That’s a cautious start to the year.

📊 Current Inventory (as of March 1, 2026):
• 57 single-family homes
• 9 manufactured homes
• 5 townhomes
➡️ 71 active homes total

Price ranges:
• 10 under $400K
• 14 between $400K–$500K
• 24 from $600K–$1M
• 7 over $1M

🏷️ Average single-family list price: $553,100
⏳ Avg. days on market: 93
📐 Avg. sold price per sq. ft.: $355

Manufactured homes are averaging $321,333 and $211 per sq. ft.

📈 Supply & Demand:
A balanced market typically carries 5–6 months of inventory. Kanab is currently sitting at 15.53 months — which traditionally signals a buyer’s market. Yet buyers appear hesitant.

Why? Interest rates. Economic uncertainty. Market perception. Many are waiting for balance… waiting to see where rates go… wondering if now is the right time to invest.

And remember — Utah is a non-disclosure state, meaning sold prices are not publicly recorded. National websites and out-of-area agents do not have access to our true Kanab MLS data. Only local Realtors have access to accurate comps.

In a market like this — with high inventory and cautious buyers — it is more important than ever to work with a professional who understands the numbers and the nuances of our local market.

✨ Welcome 2026! America250 — the United States Semiquincentennial year. ✨

The start of a new year always has me reflecting on the word change. Not the kind that jingles in your pocket, but the kind that can either freeze you in your tracks or move you toward new adventures and opportunities.

Change is hard. Habits and routines are hard to break, and New Year’s resolutions often fade faster than we expect. Tony Robbins said it best: “Change happens when the pain of staying the same is greater than the pain of change.”

Sometimes change isn’t a choice. Life brings illness, loss, job changes, and moves. What is a choice is how we respond. Many years ago, I faced all of those changes at once, and in my fear I was reminded: “For God has not given you a spirit of fear but of power and of love and a sound mind.”

That moment changed everything. The fear of staying the same became greater than the fear of change. The years that followed brought growth, unexpected blessings, and opportunities I never imagined.

Change is still hard—but with change comes growth, if we choose to embrace it.

✨ May this new year bring you peace and joy. May fear be replaced with power, love, and a sound mind. And may change open the door to new opportunities and blessings. ✨

Here is the Kanab Real Estate Market Snapshot for the month of September & some helpful info:

Seven Factors of Real Estate

Buying or selling a home doesn’t have to be scary (even at Halloween)! Finding your dream home is like finding that perfect pumpkin in the patch—and these seven factors can help you understand your home’s value.

1. Location
You can change a home, but not its location. Proximity to schools, amenities, and neighborhood quality are often the biggest value drivers.

2. Size & Space
Square footage and layout matter. Newer homes often offer modern efficiency, while older homes may shine with character, larger lots, and mature landscaping.

3. Age & Condition
View your home through a buyer’s eyes—curb appeal, clutter, and system updates (HVAC, plumbing, roof) all influence perception and price.

4. Updates & Upgrades
Not all improvements bring equal return. Electrical or system updates may add more value than cosmetic changes. Consult your agent for the best investment strategy.

5. Comparables (Comps)
Recent sales of similar homes nearby provide insight into what buyers are willing to pay. The best comps share your home’s size, age, and condition.

6. Supply & Demand
Market conditions—whether it’s a buyer’s or seller’s market—impact pricing and time on market. Your agent can guide you through the trends.

7. Economy
Interest rates, job growth, and consumer confidence all affect affordability and demand.

A licensed real estate professional can help you navigate these factors.
