• 📉 Rate Stability: Buyers are re-engaging as mortgage rates hovered just below 6% throughout January.
• 🤝 Market Sentiment: The "wait and see" approach is fading. Buyers are positioning themselves to take advantage of more predictable financing.
The dip in closings tells us where we were, but the rise in pending sales tells us where we’re going. The spring market is officially waking up! 🌸

📊 Market Update 📊 Buyer activity continued to drive the Charlotte region’s housing market in September, marking the third consecutive month of rising contract activity. Pending sales increased 13.4 percent year-over-year, with just over 3,700 homes going under contract across the 16-county region. Although contract activity dipped 7.8 percent compared to August, steady buyer demand helped boost closings, which rose 9.4 percent year-over-year as 3,689 homes sold during the month. Buyers also responded to a favorable rate environment, as the 30-year fixed mortgage rate averaged around 6.3 percent for most of September and dipped to 6.2 percent mid-month. Closing activity, however, was slightly lower month-to-month, down 2.2 percent from August.

Market Overview 📊 Prices remain stable, with median at $400,000 (+1.3%). Sellers are still receiving more than 95% of asking price. • Homes are taking longer to sell (48 DOM, up from 35 last year), making accurate pricing and strong presentation essential. • Mecklenburg and Charlotte remain tighter markets compared to surrounding counties, helping support strong pricing and confidence for well-positioned listings. • With mortgage rates easing to their lowest level in a year, homebuyers across the Charlotte region responded, driving notable 12.4% increase in contract activity in August. More than 4000 homes went under contract, making the second consecutive month of growth and under scoring, strong buyer demand heading into the fall.
