🏡 June 2026…..Charlotte’s housing market update
Here’s what buyers and sellers need to know:
✅ Inventory is UP 5.6% | buyers have more options than they’ve had in years
✅ Pending sales UP 8.7% | demand is still strong
✅ Median home price: $416,893 (only up 0.5%) | prices are holding steady, not spiking
✅ Homes are staying on market a bit longer |47 days | giving buyers breathing room to make smart decisions
And here’s the one thing most buyers don’t know: over 80% of active listings in our MLS may qualify for down payment assistance and it’s not just for first-time buyers. Veterans, teachers, healthcare workers, and repeat buyers may qualify too.
Thinking about buying or selling? Let’s talk about your options.

Waiting for the "perfect" time to buy a house usually costs more than people realize.

The biggest cost of waiting isn’t just rising prices, it’s the lost years of equity.

Realtor.com put out some data looking at how the age you buy your first home impacts your net worth by the time you turn 50:

Buying between 28–32 adds an extra $119,000 (+22.5%)

Buying between 33–37 adds an extra $59,000 (+11.2%)

Buying between 38–42 adds an extra $8,000 (+1.5%)

To back that up, Habitat for Humanity found that U.S. homeowners end up with a net wealth about 400% higher than renters with similar incomes and demographics.

The big takeaway here? Time in the market matters a lot more than trying to perfectly time the market. The sooner you get the keys, the sooner you start the wealth-building clock.

Closing day felt extra special on this one! 🥂
I originally helped my client purchase this beautiful home years ago, and this week, we officially handed over the keys to the new owners.
The path to “Sold” isn’t always a straight line. When our first buyer couldn’t cross the finish line, we didn’t miss a beat. We jumped back on the market, secured two fantastic offers, and even locked in a backup! 📈
The right strategy and a little persistence wins. So happy for my wonderful sellers, it’s been an honor working with you!

The year started with a clear shift in momentum across the Charlotte region. While closed sales saw a 13.7% dip (with 2,230 homes sold), the real story is in the "pending" data.
The highlights:
• 📈 Pending Sales are UP 7.3%: This key indicator shows that contract activity is heating up.
• 📉 Rate Stability: Buyers are re-engaging as mortgage rates hovered just below 6% throughout January.
• 🤝 Market Sentiment: The "wait and see" approach is fading. Buyers are positioning themselves to take advantage of more predictable financing.
The dip in closings tells us where we were, but the rise in pending sales tells us where we’re going. The spring market is officially waking up! 🌸
