Here’s what buyers and sellers need to know:
✅ Inventory is UP 5.6% | buyers have more options than they’ve had in years
✅ Pending sales UP 8.7% | demand is still strong
✅ Median home price: $416,893 (only up 0.5%) | prices are holding steady, not spiking
✅ Homes are staying on market a bit longer |47 days | giving buyers breathing room to make smart decisions
And here’s the one thing most buyers don’t know: over 80% of active listings in our MLS may qualify for down payment assistance and it’s not just for first-time buyers. Veterans, teachers, healthcare workers, and repeat buyers may qualify too.

Waiting for the "perfect" time to buy a house usually costs more than people realize.

The biggest cost of waiting isn’t just rising prices, it’s the lost years of equity.

Realtor.com put out some data looking at how the age you buy your first home impacts your net worth by the time you turn 50:

Buying between 28–32 adds an extra $119,000 (+22.5%)

Buying between 33–37 adds an extra $59,000 (+11.2%)

Buying between 38–42 adds an extra $8,000 (+1.5%)

To back that up, Habitat for Humanity found that U.S. homeowners end up with a net wealth about 400% higher than renters with similar incomes and demographics.

The big takeaway here? Time in the market matters a lot more than trying to perfectly time the market. The sooner you get the keys, the sooner you start the wealth-building clock.

• 🤝 Market Sentiment: The "wait and see" approach is fading. Buyers are positioning themselves to take advantage of more predictable financing.
The dip in closings tells us where we were, but the rise in pending sales tells us where we’re going. The spring market is officially waking up! 🌸
