May 2026 - Real-Estate Market Report for Clay, Platte, and Jackson Counties in MO.

April showed significant market activity across all three counties. While active listings and supply increased and homes under contract decreased, days on market surprisingly declined. This apparent contradiction likely reflects that well-priced, desirable homes sold quickly, new listings moved fast (lowering averages), or stale listings were withdrawn.

On a positive note, sold price as a percentage of list price improved in all counties, indicating better seller pricing strategies and a more balanced distribution of homes selling above, at, and below list price.

April 2026 - Real-Estate Market Report for Clay, Platte, and Jackson Counties in MO.

There was significant activity observed in March. Homes Under Contract and Closed Sales were up significantly in all three counties.

The Average Sales Price was also up slightly in all three counties. Though we continue to only have 1.6 to 2.1 months of inventory, deep in Seller Market territory, the Sales Price as a % of List still ranged from 3.8% to 2.8% BELOW list price. An indicator that Buyers are still able to negotiate price.

February 2026 - Real-Estate Market Report for Clay, Platte, and Jackson Counties in MO.

January was cold and so was our local housing market. Active Listings, Closed Sales and Months of Supply were down in all three counties.

Correspondingly, Days on Market were up in all three.

Though the average sales price was up in Clay and Platte County, the Sold Price as a % of List was down. We continue to see significantly more below asking price sales.

Correct pricing and presentation beat timing. Over pricing often leads to delayed sales and frequently requires price reductions and seller's having to provide other incentives.
