After 2 dicey flips in a row I really needed this one to keep my flip fire burning… real estate isn’t all fun and games folks 😅

This house was a unique situation. 2 friends needed to get it sold in order to buy their new home QUICK. We were able to buy it off market so they could get their money and we could continue the remodel and sell it for a profit.

What was once just finishing floors, siding, porch, and a little detail items turned into a new HVAC system, new roof, plus everything else! As it usually does…. 😬

Even with the unexpected added costs we are still able to come out on top once we get to the closing table!

Purchase price: 180k
Remodel cost: 21k
Sold price: 250k
Completion time: 3 weeks
