Speed is only useful when it lines up with the move. Three weeks is right for one seller and impossible for the next, whose new place does not come free until the spring.

On Great Day KC, Chris Kirshenboim makes the point that the date belongs to the seller. Chris Buys Homes in KC works fast or slow to suit it, and buys as-is with the fees, the commissions and the closing costs left out of it.

She had not called anybody about her mother's house because she thought the lien had to come off it first.

That is the part most people get wrong, and it is the part that costs them months. A debt against a house does not by itself stop it from being sold. It gets dealt with as part of the sale.

Meanwhile the taxes and the insurance keep coming, and the porch light is still on the timer her mother set.

Nothing has to be resolved before somebody is allowed to start. An offer can be made on a house exactly as it stands, whatever is attached to it, and the date it closes on is theirs to pick.

There is no hurry in any of it. When she is ready is when it happens.

Most of a traditional sale happens before a sign ever appears in the yard. The fixing, the updating, the getting it presentable enough to photograph. Months of it, and none of it paid.

On MY KC Live, Chris Kirshenboim explains what is left when that goes. Chris Buys Homes in KC asks for no repairs at all, covers the closing costs, and closes fast or slow to suit the seller.

There is a stretch of about two weeks in Kansas City every October when the leaves on a whole street change color at once.

It does not last. By the middle of November the trees are bare and everybody has gone back inside for six months.

But for those two weeks a block looks about as good as it is ever going to look.

Worth a minute on the porch before it goes.

Nobody goes looking for this. But if you are behind on payments on a Kansas City house, the most useful thing you can know right now is which state it sits in.

The metro runs across a state line, and the two sides do not work the same way at all.

Missouri covers Jackson County, plus Clay and Platte north of the river and Cass to the south. Foreclosure there is non-judicial, so no court is involved at all. It can run from the notice of default to the trustee sale in 60 to 120 days, and once the gavel falls there is no redemption period.

Cross into Kansas and you are in Wyandotte or Johnson or Leavenworth, where a lender first has to file suit and win a judgment before a sheriff can sell the house (K.S.A. 60-2410). After that sale you generally still have 12 months to redeem it, or 3 months if less than a third of the original loan had been paid when you defaulted (K.S.A. 60-2414). That shorter period can be extended once if you involuntarily lose a primary source of income.

So two houses twenty minutes apart can be on completely different clocks. Almost everything you will find online is written about one state or the other, and nothing in the search results tells you which one is yours.

If you are somewhere in this, please find out which county the house is in before you make any decision about it. It is genuinely the first question we ask, and it changes everything that comes after it.

And if you want to talk it through with somebody local who is not going to push you, we are here. No pressure, and no obligation to do anything afterwards.

A listing does not pay anybody until a list of jobs is finished. Clean the house, bring it up to date, get it on the market, then wait for somebody to come and look at it.

On Great Day KC, Chris Kirshenboim explains where that list goes. Chris Buys Homes in KC buys the house as it stands, and the work a listing would have wanted never begins.

The roof is new. The furnace is new. And no carrier will write a policy until the siding and windows are done too.

That loop catches a lot of people in Kansas City. Those got done first, which is the sensible order to do them in. But the half that is left is the half the insurer asks about, and every renewal season the quote comes back higher for the work that has not started yet.

So the folder of estimates grows and the house stays exactly where it was.

We will not pay what a finished, insured house would list for. That is the honest trade, and for some people it is not worth making. What we do is take the house as it stands, with no contractors and no estimates needed first, and the closing date is yours rather than ours.

Getting stuck in that loop is not carelessness. It is usually what happens to somebody who spent the money on the expensive parts first.

Thinking about selling a Kansas City house fast and as-is, but not sure where to start? Chris Kirshenboim from Chris Buys Homes in KC sits down with Carrie Lippert Gillaspie on Great Day KC (WDAF) to explain how it can be easier than you'd expect.

Maybe the roof is at the end of its life, the foundation needs work, or the kitchen hasn't been touched in thirty years. Every one of those is a house we'd buy as it stands. We've seen everything by now, so there's no need to fix a thing, clear anything out, or bring the place up to date before it sells.

If you inherited a house that's still full of decades of belongings, take what matters to you and leave the rest with us. Probate, liens, and a title that was never cleared go to our title company, and the taxes and insurance stop being yours the day we close.

Landlords can reach a point where they're simply done. You don't have to wait out a lease or turn the unit over first, because we'll buy it with the tenants in place.

There's no obligation in a phone call and no pressure attached to it. We listen to your situation and work out how we can help, and if we turn out not to be the right fit we'll still point you toward what to do next.

Relief is the word sellers reach for afterward, and it's what Chris Buys Homes in KC is here to provide. We buy Kansas City homes as-is, with no realtor fees, commissions, or closing costs, and you choose the closing date. The call is free and so is the offer.
