Land inventory has been limited across the industry throughout 2026, and we are heading into the prime fall and winter selling season with fewer properties available.

Premier Land & Auction Group has been fortunate to carry a strong selection of farms and land this year, but most of those properties are now sold or under contract.

That means we're looking for the next group of quality properties to bring to market.

Fall and winter have traditionally been an excellent time to sell farmland and other rural property. Crops are coming out, buyers are paying attention, and serious landowners are making plans for the year ahead.

If selling has been on your mind, this is a good time to have the conversation.

Fall and winter are prime land-selling months, particularly for quality farms offered at auction.

A great auction takes time.

Our team like to allow 30 to 45 days before the auction for an all-out marketing campaign. That gives us time to prepare the property, build the advertising, reach all potential buyers and create as much attention as possible before bidding begins.

Then we generally allow another 30 to 45 days from auction day to closing.

That means if your goal is to sell your farm and have the transaction closed before 2027, the ideal window is already here.

You don't have to have everything figured out before calling us. In fact, we'd rather have the conversation early.

If you're on the fence, we can look at the farm, talk about value, discuss whether auction or traditional listing makes the most sense, and put together a timeline.

The auction may only last a few days. The work that creates a successful auction starts long before the bidding begins.

I recently came across a news story showing the USDA has increased funding for the Regenerative Pilot Program for fiscal year 2027. The funding has increased from $700 million to $1 billion.

A buyer told me this morning he's waiting for the current land bubble to soften before he buys.

Maybe he'll be right.

But if you've wanted to own land for years, I'd be careful about making your decision based entirely on trying to predict the market. The perfect time to buy land is a lot easier to recognize ten years later than it is today.

Land values increased at an incredible pace over the past decade. From what I'm seeing today, though, the market feels more like it has stabilized in many areas than a bubble that's still rapidly inflating.

What I have noticed over the years is that people waiting for the perfect time to buy land often never buy any.

When prices are rising, they wait for prices to come down. When the market slows, they worry prices will fall further. When prices start climbing again, they decide they missed their opportunity.

There's always a reason to wait.

I'm not suggesting anyone should overpay for land or buy something that doesn't make financial sense. Sometimes waiting absolutely is the right decision, and maybe this buyer will look pretty smart a year from now.

But there's also a difference between patiently waiting for the right property and spending years waiting for the market to tell you it's the perfect time to buy.

It rarely does.
