The most expensive mistake a seller can make? Overpricing.

It sounds counterintuitive.
List high then negotiate down if needed, but the data tells a very different story.

Here's what actually happens when a home is overpriced.

⏱️ Days 1–14 with no showings — The market is telling you something. You're likely 6–12% above where buyers are looking. The "fresh listing" momentum is gone, and you can't get it back.

👀 Showings but no offers — Buyers are walking through, but they're choosing other homes. You're closer in price but probably within 3–6%, but close doesn't close deals.

📉 30+ days, no contract — The market has moved. You're no longer competing.

🏚️ 60+ days — Buyers start asking: What's wrong with this one? The stigma of a stale listing is real, and it almost always costs more than pricing it right on day one.

The hard truth is you cannot out market a bad price. No amount of staging, social media, or open houses can fix a number the market won't support.

We were talking about what the real estate market will look like in 20 years when our kids are grown and l think the American dream of homeownership could be evolving in the Midwest.

Six years ago, many buyers in Kansas City could find a starter home under $200,000. Today, the average home value across the metro is over $310,000 and median sale prices continue to climb despite higher interest rates. Home values have increased dramatically since 2020 as demand, low inventory, population growth, and rising construction costs reshaped our market.

As affordability becomes a challenge, I believe we're seeing the beginning of a major housing shift: multi-generational living.

More families are choosing homes that accommodate:
- Aging parents moving in with adult children
- Adult children staying home longer to save for a down payment
- Families combining resources to purchase larger homes
- Shared living arrangements that reduce overall housing costs

Looking forward, I believe buyers will place even more value on:
✅ Finished basements
✅ Separate living quarters
✅ Main-level bedrooms and bathrooms
✅ Homes with flexible office or bonus spaces
✅ Properties that allow multiple generations to live comfortably under one roof

Platte County

Median Sale Price: $428,000 — up 7.0% year-over-year
Median Days on Market: 42 days (down from 69 days last year)
Homes Sold: 115 in March

Clay County

Median Sale Price: $330,000 — up 5.7% year-over-year
Homes Sold: 368 in March — up nearly 39% from last year
Active Inventory: 543 homes — down 11.7% year-over-year
Sellers are receiving 98.2% of list price on average
