Speaking of spring. . . Here’s what you guys need to know about the spring real state market.

Typically during the winter months the real estate market tends to slow down. This is due to many factors. & this is typical in KC! Especially with the cold weather & holidays 🥶

Spring is when the market starts to heat up again. So to all my spring buyers we need to be ahead of the game! More inventory (homes) will start to hit the market which means more buyers will too! You need to make sure you’re on top your game & have the right agent to do it with you.

Get pre-approved! So we know what number we are working with & what houses we can look for. I will never show clients a house without a pre-approval for a couple reasons.
1. I don’t want you to over pay for something you can’t afford
2. I don’t want you to fall in love with something you can’t afford
3. Listing agents won’t even entertain an offer without a pre-approval
4. In higher price range homes you can’t get in to the house until there is POF (proof of funds)

Work with the right agent. You want someone who is going to fight for you in a negotiation. Especially in a multiple offer situation. You want an agent who is working for you & not the commission. I will never let someone buy a home that I wouldn’t buy myself! Be with someone you feel comfortable with. This process can be intimidating, & we are here to help!

Let your agent educate you on the market! All parts of the KC metro area are different.
