🏡 GREATER KANSAS CITY MARKET UPDATE | AUGUST 2026

The numbers are in, Kansas City — and the market is still moving. 👀

Here’s what happened across the Greater Kansas City area in August 2026:

💰 $403,174 — Average Sales Price
📋 3,036 — Pending Sales
🏡 3,319 — Closed Sales
📈 8,305 — Total Inventory

And a few numbers worth paying attention to:

⏰ 39 Days on Market
🏠 2.6 Months of Supply
💵 97.7% of Original List Price Received

Compared to this time last year, the average sales price is up 4.0%, while total inventory is up 4.8%. Pending sales are up 12.3%, and closed sales are down 7.8%.

So, what does that actually mean?

Buyers have more choices than they did a year ago, but we're certainly not swimming in inventory. Sellers are still getting, on average, 97.7% of their original asking price — so pricing strategically matters.

And with pending sales up 12.3%, there are still plenty of buyers making moves.

Translation: This isn't a “wait and see” market. It's a know your numbers and have a strategy market. 😉
