Need to sell your property while going through a divorce in Kansas City or Wichita? Well, at Simplex Properties, we have bought lots of properties from people in similar situations. Here are some tips for making the process as seamless as possible.

Figure Out Who’s On The Title — First things first: double-check the title to see who actually owns the property. If you’re both on it, then you’ll have to agree on what to do with the house before a decision can be made.

Hire a House Stager — Usually, a divorce results in one or both people moving out of a property before it’s sold. The problem is that not having anything in the house makes it more difficult to sell. You might consider hiring a professional house stager to pretty things up.

Figure Out Who is Paying Utilities — Unfortunately, a divorce requires a lot of time and energy. So before you get lost in the shuffle, make sure you know who is paying for utilities. We’ve seen houses go without utilities for months because each person thought the other person was paying the bills.

Split The Cost Of Repairs — If your house needs repairs and you’re both on the title, try to split the cost with your spouse. If that’s not possible or they are trying to make it difficult, give us a call and we’ll buy your property for cash, as-is.

According to Zillow, the average house spends between 65 and 98 days on the market before selling (not counting the time it took to actually list the house). If you’d rather be done quickly with as little drama as possible, give us a call (we can close in as little as two weeks). 816-280-4484

Selling your home soon in Kansas City or Wichita?

Here’s what to expect (according to cold, hard data)...

Overall, It Takes Between 65 and 93 Days To Sell — According to Zillow, the average house spends 2-3 months on the market, from listing to closing.

It Takes 1-2 Months To Get an Acceptable Offer — The average house seller accepts on offer on their home after about 1-2 months of having listed it.

5-10 Days To Complete Home Inspection — The buyer will want to inspect the home within a couple of weeks after you accept their offer. They can then make a counter-offer or
“retrade” to try and get a better deal.

Counter-Offer After Inspection — Most buyers, after the home inspection, will make a counter-offer that’s contingent upon you repairing anything that’s broken or cleaning anything that’s dirty.

You’ll Pay Between 1% to 3% at Closing — For closing costs, most sellers spend 1% to 3% of the purchase price. On a $250,000 home, that’s $2,500 to $7,500.

If you’d rather avoid the hassle of selling your house the traditional way, give us a call — we can make you a cash offer for your property, as-is, and close within just a couple of weeks: 816-280-4484

Check out this stunning transformation of a living room!

In the "before" photo, the living room appears dull and outdated.

But in the "after" photo, you won't believe your eyes! The living room has been completely transformed into a modern and inviting space. The walls have been repainted, instantly brightening the room and creating a more spacious feel.

This living room makeover is a perfect example of how a few simple changes can completely transform a space. The textured accent wall is a nice touch as well in our opinion!

This home went fast to another great family in Wichita! We are looking for more homes to transform if you know of any ) 816-280-4484

Thinking of downsizing? Want to live a bit more minimalist? Or maybe you’re preparing for retirement?

Here are tips for downsizing and getting rid of stuff that’s difficult to get rid of...

Start Early & Start Small — The more you procrastinate, the harder it’s going to be. You’re going to have to sell a lot of stuff, take a lot of trash to the dump, and do some packing. The sooner you get started, the better.

Sell Items On Craigslist & Facebook Marketplace — You can list your stuff for sale for free on Craigslist and Facebook Marketplace. You can also hold a few yard sales if you want. But don’t neglect the online platforms. If the price is right, things can sell pretty quickly. Make sure to get rid of any duplicate items you have and also sell items that belong to a room you won’t have in the new house (an office, for instance).

Avoid The ‘Maybe’ Pile — When figuring out what to keep, try to avoid the ‘Maybe’ pile. Force yourself to say ‘Yes’ or ‘No’ to each item and that will move things along much faster and stop you from second-guessing yourself.

Ask, “Does This Still Bring Me Joy?” — A neat little trick for figuring out whether you want to keep something is to ask this question. Does the item still bring you joy? If it doesn’t, you should probably just get rid of it. You could also ask, “If I were buying this item new, how much would I be willing to pay for it?” If you wouldn’t be willing to pay for it, then that’s an indication it should go in the bye-bye pile.

Hope that helps! And if you want to sell your house quickly and easily, as-is for cash, give us a call — we’d love to make you an offer! 816-280-4484

Are contractors botching the work on your home?

This happens wayyy too often.

Some contractors think that they can do poor quality work and get away with it.

Unfortunately, they usually do get away with it…

And sometimes the best thing you can do is fire them before they do more damage to your home.

Here are some recommendations for navigating this difficult and unfortunate situation…

Check Your Contract — Most homeowners don’t know it, but a lot of times there are contractual penalties for firing a contractor before the work is done or the bill is paid. That’s why it’s extremely important to read the contract and understand the ramifications of cancelling the contract. Ideally, you’ll want to find some way that the contractor has broken their part of the agreement, which justifies them being fired without penalty.

Get Adequate Documentation — Before firing the contractor, make sure to document everything. Take pictures and videos before and after the work they’ve done. Record conversations if necessary. And take notes on all relevant information that will help you if it goes to court.

Consider Mediation — If things get ugly, you might consider hiring a mediation company to help you and the contractor come to an agreement outside of court.

If all of that sounds like too much hassle… did you know you can sell your house WITHOUT fixing it up first? At [company], we’ll buy your house as-is for cash and we can close in as little as two weeks. Give us a call at (816) 280-4484 to get your fair cash offer!

Does your house need to be cleared of trash and junk? Not sure what to do about it?

Here are your options…

Clean It Yourself — This is definitely the most time-intensive option. But if you love the property and don’t have the budget to pay for cleaning services, then you’ll have to put in some of your own elbow grease. Set aside a weekend to clean up as much as you can, invite friends and family to help (ask them to bring their trucks), assign some people to load the trucks and others to take trash to your local dump, buy pizza for everyone who helped, and you might be surprised at how much you get done in a day. Do it again and again until all the trash is gone.

Hire a Cleaning Service — If you have more money than time and you want to keep the property, then consider hiring a professional cleaning service. Just go to https://buff.ly/3J4eOck and type in your zip code to get estimates. They will bring their own trucks and leave your property trash-free. The average cost is $50 to $90 per hour.

Sell Your House For Cash — If you don’t want to worry about cleaning out your property or fixing it up… if it’s more work than it’s worth, you can sell the property as-is to us for cash (we can get you a cash offer is just 24 hrs). Feel free to call us at (816) 280-4484.

Have you considered improving your home’s air quality?

It’s probably not something you spend a lot of time thinking about, but today’s buyers are actually pretty diligent about NOT buying homes with poor indoor air quality.

One study by UL Environment of 1,000 consumers found that 70% of Americans are actively looking for “greener products” for their home.

Buyers are more concerned than ever about issues like mold, radon, and carbon monoxide.

So how does your home’s air quality stack up?

And if it’s poor, how do you fix it?

Here’s some advice…

Test For & Decrease Radon Levels High levels of radon have been linked to lung cancer. So this is definitely something to look out for. A radon test can be done for under $500 and, if levels are too high, a mitigation system can be installed for about $1,200-$1800.

Change Air Filters — Consistently changing the HVAC filters is an easy way to maintain good air quality in your home. Create a schedule and stick to it.

Invest In An Air Purifier — Air purifiers can help with removing toxic chemicals from the air. It doesn’t solve the source of the problem, but it ensures that the air you’re breathing is a bit cleaner.

Renovate — If you want to sell on the MLS and your home has poor air quality, then you’ll need to invest in some renovations. This can be pretty spendy, but it’s necessary for meeting buyer expectations.

Sell Fast & Move — If your air quality is poor and you want to sell without spending tons of money to fix it, then consider selling to us over at Simplex Properties. We can make you a fair cash offer, close in as little as two weeks, and we’ll buy your home as-is. Give us a call at (816) 280-4484 to learn more!

Thinking of selling your home to an investor in Kansas City or Wichita instead of going the traditional route?

Unfortunately, professional buyers sometimes get a bad rap — here are 4 common myths to watch out for…

You Won’t Get a Fair Offer — A lot of sellers are worried that they won’t get a fair price for their home by selling to an investor. And while every industry has scam artists, our company will always give you a fair and honest cash offer based on current market conditions.

It’s a Scam — Since we can close on your house in as little as 2 weeks and we can pay cash for your home, it’s easy to think that our business model is a scam. But it isn’t. We are just real estate investors that buy and sell homes. There’s nothing illegal or “scammy” about that.

There Are Hidden Fees — If a professional buyer tries to charge you hidden fees, find a different buyer. Our business will never surprise you with hidden fees or upcharges.

Closing Will Take Longer Than Promised — If we say that it’s going to take us under 2 weeks to close on your home… we mean it. And if we think it’s going to take longer than that, then we’ll be open and honest about that. But typically, we CAN close on your home within just a couple of weeks.
