Position Summary: The Maintenance Technician position is a thorough professional who will work autonomously and responsibly by observing all health and safety guidelines. The primary goal for this position is to maintain all functionality of buildings, homes, grounds, and common areas of the community in the best possible condition.

Basic Job Functions include:

Respond to maintenance service/work orders of occupied rental homes.
Provide professional customer service to residents and with vendors.
Obtain parts and inventory supplies through direct order, purchase, or request to management; maintains shop inventory of spare parts and maintenance materials to handle most common repairs and situations.
Prepare vacant homes for occupancy involving a range of maintenance repairs, renovations, and trash out within given deadlines and quality standards.
Moves abandoned furniture, appliances, etc., to dumpster when necessary.
Walk through newly installed homes to prepare for sale and occupancy, ensuring properly connected and in new and working condition.
Perform grounds maintenance to include mowing, w**d eating, trash and debris pickup, snow/ice removal; maintain best possible curb appeal.
Identifies all utility meter cut-offs, home and fixture cut-offs, sewer clean outs and indicates correctly on map; may assist manager with meter reads where applicable.
Informs manager with updates and statuses, communicates and works professionally with manager to accomplish goals, meet deadlines, and maintain community standards.

Position Summary: The HOME SALES & LEASING CONSULTANT is the property's sales representative whose primary duties are to greet prospects, to present professionally the features and benefits of their assigned community and properly secure lease agreements from qualified persons. A HOME SALES & LEASING CONSULTANT is very service oriented and strives to make current residents feel welcome and comfortable in their community.

Essential Job Functions:
Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Maintains a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and residents meet.
Inspects models and "market ready" vacancies daily to ensure cleanliness.
Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to assistant manager or manager when appropriate.
Tours home with prospective residents, qualifies, determines needs and preferences, professionally presents community communicating features and benefits.
Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction.
Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Types miscellaneous resident communication as needed.
Completes all lease paperwork including related addenda and accepts rents and deposits.
Completes Guest Card information form on all prospects, sends thank-you notes and performs follow-up.

Enters notes in software system related to all resident and prospect correspondence.
Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies.
Inventories office supplies on periodic basis. Reports needs to manager.
Organizes and files appropriate reports, leases and paperwork.
Attends company meetings when requested.
Assists manager and assistant manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.
Attend weekly meetings as assigned
Additional relevant duties as assigned; Contact a person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities.

The primary goal for this position is to maintain all functionality of buildings and common areas in the best possible condition and make homes available for occupancy.

Essential Job Functions:
• Survey buildings and repair mechanical systems to ensure consistency with health and safety standards.
• Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels, etc.)
• Assist in the setup of ventilation, refrigeration and other systems while conducting repairs as necessitated.
• Maintain heating and plumbing systems to ensure functionality.
• Inspect alarm systems (fire, protection) and schedule repairs when needed.
• Undertake activities of pest control such as spraying insecticide on all premises and common areas.
• Conduct general upkeep procedures with landscaping, painting, carpentry, etc.
• Perform manual repairs, when necessary, by fixing locks, replacing windows, air handling units, etc.
• Assist in budget preparation to ensure it is followed.
• Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same
• Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
• Performs work area clean-up and safety related duties.
• Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
• Inspects vacant homes, makes repairs, and prepare homes in WIP status for occupancy.
• Reports all major repairs and requisitions to manager prior to any expenditure of funds.
• All other duties as assigned.

Requirements for this position:

A minimum of 2 years’ experience in property maintenance, construction, or related field.
