Mondays update is quite the confirmation of Sundays preparations I did and sent out last night to all my clients. I follow quite a few analysts. This one is historically spot on I've found.

Kansas and Missouri haven't felt the effects yet but will soon as we are sitting at exactly 50 - a neutral state for buyers and sellers. If you need/want to list the time is running out before inventory exceeds demand and current listings continue to reduce price and home values decline. As of February 2025, the median home price in Kansas City has jumped 10.1% from last year, reaching $275,000. But here’s the catch: homes are sitting longer—averaging 62 days on the market compared to 36 days last year. On top of that, we’re already seeing list prices drop by 7.5% in some areas. The window to sell at peak value is closing quickly.
