A few weeks back, I had the chance to inspect a house that was bought without an inspection a few years ago. The homeowners wanted to get a clear picture of their home’s condition—and what we uncovered really drove home one point: the cost of an inspection is tiny compared to the surprises it can help you avoid.
Here’s a quick snapshot of what we found:
Roof Replacement: The roof was damaged by hail and was well beyond its usable life.
Electrical Safety: The sheathing was worn off completely, leaving bare wires exposed—an accident waiting to happen.

HVAC: The AC compressor was over 20 years old and well past its prime; most compressors only last about 15 years
Outside, the deck was rotting in multiple spots, creating a safety hazard. And to top it off, overgrown vegetation was not only an eyesore but also a risk to siding, gutters, and pest intrusion.
