Most people think selling starts when the sign goes up.

In reality, it starts much earlier—with preparation, smart pricing, and a clear strategy before buyers ever walk through the door.

A few things I see catch sellers off guard:
• how much first impressions (yes, including photos) actually drive demand
• how pricing it right from the start matters more than “testing the market”
• how buyers do look in closets and cabinets—and expect homes to feel move-in ready
• and why skipping paint or carpet so “buyers can choose” often costs sellers money

Market timing and strategy directly impact how fast—and for how much—your home sells.

Listing a home is easy. Selling it well is where the difference shows up.
